Case Rock Cabin
Because of the unusual nature of this listing, it is particularly important to read the listing carefully.
The Cabin is completely Off-Grid. It is inaccessible by car. You must be transported to the cabin in a UTV that is owned and operated by a Case Rock employee. It is completely forbidden for a guest to drive on the trails.
There is a $15 per person per night fee over the initial two guests.
For safety reasons, children under the age of 6 are not allowed.
We welcome all dog breeds except Rottweilers, Dobermans, pit bulls and pit mixes. This is our insurance company's rule, not ours.
You are not permitted to bring your own off-road vehicles to ride our trails. Our insurance will absolutely not allow it.
Case Rock Cabin comes fully stocked with everything you need to have an extremely comfortable camping experience. Our goal is to think of everything so you don't have to.
--Two Queen size Memory Foam beds, twin futon, and twin air mattress on the floor (upon request)
--Fully stocked kitchen with gas grill with a burner for pots and pans (with optional pizza stone).
--Hammock
--Fire pit
--Electric lights, USB ports in the walls to charge your phone that work without cranking the generator. AC wall plugs will work if you crank the generator.
--Towels, sheets, soap, body wash, shampoo, conditioner, paper products, and some emergency toiletries in case you forget something
--Dogs are welcome with NO pet fee. We provide some supplies such as a dog runner, old towels, and a food and water dish. Just bring your dog’s crate, leash, food, toys, and a bed.
--Not only are you enjoying the tiny house experience, you also have 105 acres of trails at your back door. You will enjoy solitude and the quiet of being far from your nearest neighbor. In order to reach the tiny house, we will pick you up and drop you off in a UTV . All other trips back and forth are up to you.
--We have goats and and Anatolian Shepherd livestock guardian dog which are kept behind a fence at base camp where you park your car. You may pet the goats if they will let you. We often have baby goats. We ask that you keep your dogs in your car until check-in process is complete due to the working dog.
--Cabin overlooks the river. Access to the river itself is about 200 yards away and is an easy walk.
--Keep in mind that there is no refrigerator at the cabin. We strongly suggest you bring a cooler and ice with you. When you check in, you should not plan on dropping your things at the cabin and then going out to dinner. Logistically this is difficult due to the length and challenge of the hike out to your car.
--Firewood Service will be provided for your stay for $25
Case Rock is OFF-GRID. The cabin features:
--a camping toilet which utilizes a bag system
--solar panels and an on-site generator
--non-potable HOT water from the water tanks (except in below freezing temperatures when the water system must be winterized)
--drinking water from water dispenser
--electric lights
--propane instant hot water heater (except when water system has been winterized)
--wood burning stove
--push button start generator
-- Propane grill with a burner for pots and pans, and a pizza stone and peel.
--THERE IS NO AC.
--THERE IS NO REFRIGERATOR. You should bring a cooler with ice. We also sell ice for $5 a bag.
Water system in winter--it is possible while you are staying Nov-April that you may have no running water if the temps fall below freezing. Water is only used for washing up and showering, so you can still function without it. .
Cell phone reception— Cell phone reception can be spotty. We have radio communication at the cabin in case of dire emergency. There is no Wifi at the cabin. You may use the Wifi at the main house in a pinch.
Kitchen supplies—Breakfast supplies (oatmeal and the fixings), spices, vinegar, and oil are provided for your stay. We try to maintain a stocked kitchen for basic cooking. There is no oven.

--Float in an inner tube or kayak down river to the bridge, a 1-5 hour long trip depending on the current. This trip should only be attempted when the river is at safe levels. Sudden heavy rains can make the river unnavigable. In fall/winter/spring the river is often high. We charge $35 per kayak or inner tube to transport boats/inner tubes to the river and pick you up at the bridge. You must bring your own kayak or inner tube. We do not rent them out.
--Fish in the Locust Fork River. You can buy worms at Ace Hardware in Warrior.
We ask that you sign waivers before you stay at Case Rock to make sure you are aware of the inherent, but unlikely, dangers you may encounter on the property.
RULES:
- Please treat our house with respect as you would your own. If you break it, replace it. If you can’t fix it, let us know so we can. If you make a mess, clean it up. If you move it, put it back. If you don’t know how to use it, please ask.
- You have no neighbors. Make all the noise you like.
--Please let us know if you are coming for a special event like a photo shoot and especially if you will not be staying all night.
- Bring clothes and toiletries, food and beverages, flashlight, cooler and ice for your food since there is no fridge, a battery operated fan in hot weather, hiking or rain boots (shoes that you don’t mind getting muddy as it can be quite messy depending on the weather), your favorite book, and be ready to relax.
- No smoking inside the cabin unless you are vaping. Outside, please use the ashtrays provided. Please do not flick butts on the ground.
- No fireworks, flares, incendiary devices or firearms allowed. This is not a shooting range.
- No hunting of any kind. Only fishing is allowed.
- No illegal drug use permitted.
- General check-in time is 3 p.m-8 p.m.. If a time other than that is required, please contact us to see if we can accommodate. If you are more than one hour late past our prearranged time, there will be a $20 charge per hour. Check out time is 7:00 a.m.-11:00 a.m. If you need an earlier checkout time, please let us know and we will see if we can accommodate you. Early checkouts are only possible if someone is available to take you to the cabin. Please make your travel plans accordingly.
- We will transport you and your belongings to/from the cabin upon check in/out but the logistics of all other trips to//from the cabin are up to you.
- Dogs are welcome. Please do not leave dogs unattended in the cabin. While at the cabin, we suggest keeping him on a leash at all times due to the dangers of the property. Clean up outdoor messes. Clean up indoor pet messes promptly so it doesn’t ruin the floors. If your dog gets wet in the river, use the dog towels provided, not the bath towels meant for humans.
- Please place trash in the cans provided.
- For safety reasons, children under the age of 6 are not allowed.
- Please follow basic safety precautions when using the fire pit (such as putting out fires completely when you are done) and do not use it in times of drought. Burning trash or cardboard of paper products is strictly prohibited.
- When coming in from the river, please towel off yourself and your pet with outdoor towels provided rather than bath towels and before coming indoors.
- We recommend you and your pets stay on the trails to ensure your safety. There are several abandoned coal mines as well as some reclaimed (collapsed) mines on the property and possibly still some remaining air shafts.
- The owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. We are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
- There is a security deposit so that if you damage the home, you could be charged up to $100.
- There is a $250 cleaning fee if you smoke in the house (other than vaping).
--There is a charge of $15 per person over the first two guests. You MUST tell us how many people are staying when you reserve.
- You must make prior arrangements for check-in and check-out times. You must be escorted to the property so you can be properly oriented and we must ensure someone is available to take you. Late checking in or out without making prior arrangements will cost $20 an hour.

- Please turn off the generator.
- Please turn out all lights and turn off all faucets (no drips). Turn off the water pump. Both amp meters should be reading 0.00 when you leave.
- Please turn off the vent fans.
- Please close and lock all windows and doors.
- Please do not strip the beds. We will take care of the linens.
- Please wash, dry, and put away all dishes and utensils.
- Please contact one of us to come get you and your things (or have a time prearranged), and someone will come check you out. Have everything ready to go upon our arrival.
- Please leave us a positive review! If you do not think we deserve a positive review, please give us an opportunity to make it right. We depend upon good reviews for our success.
CASE ROCK COTTAGES, LLC., LIABILITY WAIVER, ENVIRONMENTAL INDEMNITY WAIVER, RULES, and GENERAL RELEASE FORM
I understand I am only authorized to use Case Rock Cottages, LLC., approximately 85 acre eco-retreat which is located specifically on Jefferson County parcels: 02 00 30 2 000 005.000 ; 02 00 30 2 000 006.000 ; 02 00 30 1 000 004.000 ; 02 00 30 1 000 003.000 ; 02 00 30 2 000 002.000 ; and 02 00 30 2 000 004.000. Any use outside of these parcel numbers is not authorized by Case Rock Cottages, LLC., and is illegally trespassing on another’s property.
In consideration of Case Rock Cottages, LLC., furnishing services and/or camping facilities or equipment to enable me to participate in hiking, fishing, tubing, kayaking, camping, off-road vehicle riding, or any and all recreational activities I agree as follows:
I fully understand that there are risks, hazards and dangers associated with the services and activities provided by Case Rock Cottages, LLC. All parties accepting services from Case Rock Cottages, LLC., are waiving any and all claims and releasing Case Rock Cottages, LLC., from liability for any damages or injuries incurred and that no warranties or representations have been made by Case Rock Cottages, LLC. as to the condition of the land, the cabin, or its appurtenances. Anything found in or on the property including but not limited to minerals and any other thing of value must be left in place or returned immediately to an agent of Case Rock Cottages, LLC., and remains property of Case Rock Cottages, LLC., regardless of who were to discover or find it (nothing can be removed from the property). Any personal property left on the premises will be removed and discarded or sold within 14 days. The parties agree that 14 days’ notice in writing to the last known address or via AirBnB, text, or email communication to the last known contact information is sufficient notice to remove and discard any property left or abandoned on the premises. No personal property belonging to them, the user, may be left overnight or beyond the time that they are authorized on the property.
Park your vehicle on this property at your own risk. Case Rock Cottages, LLC, and its affiliates are not responsible for theft, loss, or damage in any way, shape, form, or fashion.
The risks, hazards, and dangers associated with the services and activities provided by Case Rock Cottages, LLC., include the uncertainties of the property, its appurtenances, the wildlife, the river, or of the weather, hazards in the river, hazards from abandoned mines, collisions while traveling by vehicle, ATV, or UTV, or on the river, altercations with other people on the river or property, including altercations with other participants in the same activity, and with the uncertainty of conditions in an outdoor environment. Case Rock Cottages’, LLC., facilities are located on 105 acres of abandoned coal mines, which have inherent dangers such as air shafts, sinkholes, drains, cliffs, rock slides, and swamps. This property is steep, rugged, and dangerous, including wild animals, venomous snakes, stinging insects, poisonous foliage, or falling trees. Egress is limited to the road from base camp to the cabin or the river itself. In the event of a forest fire or cabin fire, emergency services are unavailable and egress may be prevented due to the terrain or blocked road. In the event of a medical emergency, upon being notified, Case Rock Cottages, LLC., staff will make every effort to assist medical services to reach you, to transport you to base camp (e.g. the barn located at 8915 Warrior-Kimberly Road, Kimberly, AL 35091) if possible, and to provide basic first aid supplies for self-treatment. It should be noted that ambulatory services cannot travel past base camp due to the steep, rugged terrain. The cabin is 1.2 miles off the paved road and accessible only by small 4WD vehicle or ATV. Camping and using the cabin also have their own inherent dangers. Some, but not all, of these dangers include burns from wood stoves, outdoor fire pits, propane stove, propane water heater, generator or exhaust system; falls from raised decks, stairs, loft, loft ladder, or surrounding rock formations; hearing damage from the generator; cuts from hatchets and cooking utensils; drowning; illness from drinking non-potable water or river water, or from organisms found in stagnant waters surrounding the cabin; and weather-related injuries including lightning strikes. I understand that the description of these risks is not complete and that other unknown or unanticipated risks may result in injury, loss or damage of property, or death.
I AM VOLUNTARILY PARTICIPATING IN THESE ACTIVITIES AND AM USING THE SERVICES OF CASE ROCK COTTAGES, LLC., WITH FULL KNOWLEDGE OF THE RISKS INVOLVED AND I ACCEPT AND ASSUME ALL RISK OF THE ACTIVITIES AND SERVICES WHETHER OR NOT DESCRIBED ABOVE, KNOWN OR UNKNOWN, FORESEEABLE OR UNFORESEEN. I UNDERSTAND THAT THESE RISKS MAY INCLUDE LOSS OF PROPERTY OR INJURY TO PERSON OR DEATH.
By signing this document you agree that you understand you, any and all minors, and pets may become lost or disoriented on this property or the surrounding properties. In the unlikely event that search, rescue, and recovery operations are necessary, you are releasing Case Rock Cottages, LLC., and its affiliates and agents of all liability and costs associated with such search, rescue, and recovery operations. You are wholly responsible for the costs associated with such efforts.
You also agree that if you leave the property via the river or other egress and have to walk back on public or private roadways, you are accepting all liability and dangers of being struck by a vehicle or other hazards and you are releasing Case Rock Cottages, LLC., and its affiliates and agents of responsibility of all liability and costs associated with accident, injury, or loss.
I certify that the person signing the document is at least the age of 19 years or older and that the representations made can be relied upon by CASE ROCK COTTAGES, LLC., and its agents. Any and all of the parties staying on the property and/or participating in services provided by CASE ROCK COTTAGES, LLC., are certifying they not convicted of nor under indictment for any sexual offenses of any type and that the premises will only be use for lawful purposes and that no criminal activity will be conducted while there. All parties recognize and specifically authorize CASE ROCK COTTAGES, LLC., to video and audio record them and to use the video and audio recordings for promotional and/or commercial purposes and that they are granting CASE ROCK COTTAGES, LLC., an unlimited license to do so.
I agree for myself and for all minors for whom I am parent or guardian for my heirs, successors and assigns, that I release Case Rock Cottages, LLC., its owners, agents and employees from any and all claims, damages, and injuries, including all injuries to person or to property, arising directly or indirectly out of the activities or services provided by Case Rock Cottages, LLC. This release and the following indemnification includes any claims arising, in whole or in part from negligent acts or omissions of Case Rock Cottages, LLC., its owners, agents or employees.
I agree for myself and for all minors for whom I am parent or guardian, for my heirs, successors and assigns, that I shall defend, indemnify and hold harmless Case Rock Cottages, LLC., its owners, agents and employees from all losses, claims, expenses and demand, including attorney fees, court costs, expenses incurred enforcing this document or in the event that a recovery is due to Case Rock Cottages, LLC., I agree to pay any and all collection costs incurred to enforce this agreement including attorneys’ fees, court costs, and expenses, that may be incurred by Case Rock Cottages, LLC., its owners, agents and employees, that are related, directly or indirectly, to me, or any minor for whom I am parent or guardian, use or participation in the services or activities provided by Case Rock Cottages, LLC.
I also understand the property cannot be used and is not intended to be used as a person’s residence and that I can be asked to leave at any time without notice. I am only granted access and use of the property and its appurtenances for the time period specified in the AirBnB or written agreement with Case Rock Cottages, LLC..
We are blessed with pristine acreage which we intend to share with guests at Case Rock Cabin. However, we also strive to be good stewards of the property and the surrounding environment especially the river, streams, and bodies of water, and we ask that you do the same. Please do not litter or bring hazardous materials onto the property, such as asbestos, gasoline, motor oil, lead, heavy metals, or other dangerous chemicals. Do not remove, damage, deface, or destroy foliage, rock formations, or other organic or physical features of the property. Do not intentionally harm wildlife. You are in their space and should respect and give them wide latitude. No hunting of any type is allowed other than fishing. Take only pictures, leave only footprints.
Tenant shall indemnify, defend and hold harmless Case Rock Cottages, LLC.’s agents, mortgagee(s), heirs, and assigns, if any, from and against any and all claims arising out of any breach of any provision of this Paragraph, which expenses shall also include laboratory testing fees, personal injury claims, clean-up costs and environmental consultants’ fees. Tenant agrees that Case Rock Cottages, LLC., may be irreparably harmed by Tenant’s breach of this Paragraph and that a specific performance action may appropriately be brought by Case Rock Cottages, LLC.; provided that, Case Rock Cottages, LLC.’s election to bring or not bring any such specific performance action shall in no way limit, waive, impair, or hinder Case Rock Cottages, LLC’s other remedies against tenant.
RULES AND REGULATIONS

All Participants must sign a Liability Waver and General Release Form. Anyone who does not sign a Liability Waiver and General Release Form shall leave Case Rock Cottages regardless of what activities they plan to undertake.

ALL Participants must travel only on designated trails at Case Rock Cottages, LLC., whether on foot or on a bicycle.

ALL Participants are forbidden from trespassing on any property adjacent and/or adjoining Case Rock Cottages, LLC.

Absolutely NO littering at Case Rock Cottages, LLC. Any Participant observed littering will be asked to leave.

No fireworks, flares, incendiary devices or firearms allowed. This is not a shooting range.

No hunting of any kind. Only fishing is allowed.

For safety reasons, the cabin is not recommended for children under the age of 6.

Please follow basic safety precautions when using the fire pit (such as putting out fires completely when you are done) and do not use it in times of drought or burn advisory. Burning trash or cardboard or paper products is strictly prohibited. NO EMERGENCY SERVICES CAN REACH THE CABIN, therefore extra precautions must be taken to avoid forest fires.

Fireproof gloves are provided and should be used when interacting with the wood-burning stove or fire pit.

Fire extinguishers are provided for emergency use only and should not be used for routine extinguishing of wood-burning stove or fire pit.

Please extinguish fire pit with water or dirt before going to bed or leaving the cabin, but it is acceptable to allow the fire in the wood-burning stove to burn down on its own as long as the doors are closed. The wood-burning stove should not be over-fired. The inlet and outlet dampers should be used to moderate the size and intensity of the fire and the stove should not be overfilled with fuel.

We have a flexible cancellation policy and allow free cancellations for 48 hours. After that, cancel up to 24 hours before check-in and get a full refund, minus the service fee.

Please conserve water and fuel at the cabin. We provide them for your convenience, but they are not meant to be wasted.
Any controversy or claim arising out of or relating to this contract, or the breach thereof, shall be settled by arbitration administered by a certified counsel located in Jefferson County, Alabama. The number of arbitrators shall be one. The place of arbitration shall be The Wright Law Firm, P.C., Alabama law shall apply. Judgment on the award rendered by the arbitrator(s) may be entered in any court having jurisdiction thereof.
The signing party and on behalf of themselves and their agents, stockholders, employees, representatives, assigns, heirs, and successors hereby fully releases and discharges You and your descendants, ancestors, dependents, spouses, heirs, executors, administrators, and assigns from all rights, claims, actions, and obligations of any nature whatsoever, known or unknown, which The signer and its above-mentioned successors now has, or may have, after the signing of this Agreement, against You and its above-mentioned successors whether or not apparent or yet to be discovered, or which may hereafter develop, for any acts or omissions related to or arising from the above-referenced dispute, claim or litigation.
